Real Estate Insights from December & 2024

The 2024 Fraser Valley Market broke two new decade records. With over 35 000 new listings this year, we hit a ten year listing high, but with less than 15,000 sales, we saw less homes exchange hands than last year, coming under 2023’s ten-year low. The overarching trend had many buyers opting to wait out the interest rates, while those who made moves had plenty of options, with hardly any competitive pressure.

Last month we saw our typical holiday housing market, with less activity than in November. However we saw more activity than last Christmas season, with a little over 1200 new listings and just shy of a 1000 sales. With the sales-to-active listings ratio at 16%, we would consider the market balanced, and neither sellers or buyers contain a significant advantage over the other.

We’ve laid out all the numbers below to give you a clear picture of how the market performed over the past year and how it stacks up against 2023.
